Requirements for Home Inspectors in Texas
PHII is not approved in TX.
Home Inspection is a licensed profession in Texas. We are not approved.
Tx offers 3 inspector license type:
Apprentice Inspector, Real Estate Inspector, Professional Inspector
All licensees must be:
- Citizen of the United States or a lawfully admitted alien
- At least 18 years of age
- Of good moral character and submit to a criminal background check
- Provide proof of financial responsibility
- Submit appropriate application and fee
Education and Experience Requirements for each License Type
Apprentice Inspector
Apprentice Inspector must be sponsored by and only perform inspections under direct supervision of an eligible licensed Professional Inspector. No training course is required.
Real Estate Inspector
Real Estate Inspectors must be sponsored by an eligible licensed Professional Inspector who will provide indirect supervision for all inspections performed by the Real Estate Inspector.
- Complete 90 classroom hours of core real estate inspection courses
- Either:
- Been actively licensed as an Apprentice Inspector for at least 3 months AND have completed 25 complete inspections while licensed as an Apprentice Inspector under the direct supervision of a qualified eligible licensed Professional Inspector; OR
- Complete additional 32 hours in core inspection courses AND either:
- Complete 20 hours of field work through a ride along course AND 12 hours of an approved classroom or alternative delivery interactive experience training module presented by an approved instructor; OR
- Complete 8 hours of approved live interactive webinar sessions AND 40 hours of an approved classroom or alternative delivery interactive experience training module presented by an approved instructor; OR
- Upon delivery of a Commission approved affidavit form that the applicant is unable to reasonably complete requirements i or ii listed above, complete 60 hours in an approved interactive experience training module presented by an approved instructor. These must be completed prior to March 1, 2015 for credit to be awarded.; OR
- Have 3 years of personal experience in a field directly related to home inspection; OR
- Complete an additional 8 hours in Texas Standard Report Form/Report Writing and 8 hours in the Texas Standards of Practice/Legal/Ethics Update; AND have at least 2 years of experience as a licensed or registered architect, professional engineer, or engineer-in-training.
- Successfully pass state exam
Professional Inspector
- Complete 130 classroom hours of core real estate inspection courses
- Either
- Been actively licensed as a Real Estate Inspector for at least 12 months AND must have completed 175 inspections under indirect supervision while licensed as a Real Estate Inspector; OR
- Complete an additional 200 classroom hours of core inspector education AND either:
- Complete 40 hours of field work through a ride along course AND 24 hours of approved classroom or alternative delivery interactive experience training module; OR
- Complete 16 hours of approved live interactive webinar sessions AND 80 hours of approved classroom or alternative delivery interactive experience training module presented by an approved instructor; OR
- Upon delivery of a Commission approved affidavit form that the applicant is unable to reasonably complete requirements i or ii listed above, complete 120 hours in an approved interactive experience training module presented by an approved instructor. These must be completed prior to March 1, 2015 for credit to be awarded; OR
- Have 5 years of personal experience in a field directly related to home inspection; OR
- Complete an additional 8 hours in Texas Standard Report Form/Report Writing and 8 hours in the Texas Standards of Practice/Legal/Ethics Update; AND have at least 3 years of experience as an licensed or registered architect, professional engineer, or engineer-in-training
- Successfully pass state exam

Texas Real Estate Commission Approved
Our Texas course (which includes 8 hours of Texas standards) has been approved by the Texas Real Estate Commission (TREC) for the required 128 core hours in home inspection. The "fast-track" method (no apprenticeship required), also requires 320 hours of additional construction-related courses or satisfactory experience in these areas.
